Utility Connections
Our qualified electricians handle the power connection and provide the certification you need, so everything is signed off properly, not just plugged in.
Finishing Touches
A final inspection, a run-through of your new space, and your guarantee is activated once the final balance is settled.
What We Take Care Of
Planning permission guidance - most Tiger Modular rooms fall within permitted development, but where yours might not, we'll advise at the design stage.
A site survey before anything is ordered, so the design and foundations are matched to your actual garden, not a generic template.
Foundations suited to your ground conditions, prepared and laid by our own team.
Electrical connection and certification, carried out by qualified electricians.
A single point of contact throughout, so you're never passed between departments.
Where We Deliver
Free delivery covers the vast majority of mainland UK, from Cornwall and Kent up through the Midlands and into central Scotland.
A small additional delivery charge applies to some areas further afield, including Aberdeen, Dundee, Dumfries, Edinburgh, Exeter, Falkirk, Glasgow, Inverness, Kilmarnock, Kirkwall, Motherwell, Paisley, Perth, Plymouth, Galashiels, Torquay and Truro.
We're not currently able to deliver to Northern Ireland, the Channel Islands, the Isle of Man, or the Scottish Islands (including the Outer Hebrides, Orkney and Shetland), along with a small number of remote postcodes in the Scottish Highlands, Cornwall and Hampshire.
Not sure whether you're in our free delivery area? Just give the team a call, and we'll check for you.
Getting Your Garden Ready
There are a few things worth sorting out before our team arrives - mainly clear access to the build area, space for the team to park, and access to power and water on site. On delivery day itself, it helps if the route to your garden is kept clear of parked cars, bins or garden furniture, so our team can get your building into place without delays. Your surveyor will talk you through exactly what's needed for your garden when they visit, so there are no surprises on the day.
We strongly recommend completing any garden landscaping after your room has been installed, to avoid any incidental damage during the build.

Site & installation requirements, at a glance.
Clear, safe access - for our team and materials to reach the site.
Obstructions removed - build area cleared. No need to level it; our ground screws handle uneven ground, unless agreed otherwise.

Access & permissions - parking and any permits arranged in advance.
If the site isn't ready - where agreed preparation isn't complete, or access prevents or delays progress, a minimum charge of £800 may apply. We'll always look at this case by case.
Other variations - out-of-hours working, ground-screw changes, uncleared obstructions or unforeseen ground issues may add cost.
Fully insured - £1m public liability and £10m employer's liability, for your peace of mind.
FAQs
You will need to provide clear access to the build area – clear of parked cars and bins -and access to power and water on site to allow the delivery and installation to proceed. The team will also need accessible parking space. The necessary requirements will be agreed during your complementary site survey.
If the site is not ready or access, power, water or facilities cannot be provided, this will delay the delivery and installation – and may incur a charge, especially if there is little or no advanced notice given and the team are not able to proceed to plan.
The team will need to have access to the property and site for the building work, and parking. The client is responsible for providing these, including permits and permissions if required.
Principally the team will need facilities to wash hands and clean up, and also lavatory access. If you prefer, we can arrange to bring portable facilities, but this will involve a fee. Please speak to the team about welfare details.
You'll need to provide a 240V power supply, a clear working area, notification of any known underground obstructions (such as cabling or pipes), and safe access and parking. Standard 1,000mm ground screws allow for a maximum 300mm gradient slope; variations beyond the agreed plan may incur additional charges.
Our qualified electricians can complete your power connection and provide the certification you need – this is issued once your final balance is paid and can take up to 21 days to process. Running cable from your house to the garden room site is the customer's responsibility unless otherwise agreed; you'll need at least 10 metres of excess cable reaching the site.
While every care is taken, some minor damage to access routes and working areas can be unavoidable during installation, and any claim is reviewed on an individual basis. We recommend completing garden landscaping after your room is installed to reduce this risk. Tiger Modular Ltd is covered by liability insurance up to £1 million and £10 million employer's liability.
We're happy to fit customer-supplied materials, fittings or appliances on a good-will basis, though we can't be held liable by default for any damage to these items. Any additional items must be agreed in writing on your Home Survey report before the installation team visits.
